Villas III
The Villas III project is located on 4.07 acres at 100 Callahan Way within Development Area 2 of the Lodestar at Mammoth Master Plan area. The proposed project consists of three single-family residences and 15 duplex buildings for a total of 33 units. Additional components of the project include the relocation of the existing multi-use path to parallel the eastern property line and the installation of storm-drain infrastructure to capture seasonal run-off that flows across the golf course and has historically caused flooding issues in the Sierra Valley sites.
The project includes a Tentative Tract Map (TTM 21-001), Design Review (DR 21-001), Use Permits (UPA 21-001 and UPA 22-002), and Adjustment (ADJ 21-006). UPA 21-001 is required pursuant to the Lodestar at Mammoth Master Plan to allow transient occupancies within Development Area 2. UPA 22-002 is required to allow a gate on a private road (Callahan Way). The Adjustment is requested to allow for the maximum building height to be increased by two and a half-feet for the three single-family residences (Lots 1-3). The maximum allowable height will be to 37'6", rather than 35'.
Pursuant to the California Environmental Quality Act (CEQA) Guidelines Section 15164, an Addendum to the 1991 Lodestar at Mammoth Environmental Impact Report (SCH No. 1991105212) has been prepared. The addendum concluded that no new significant impacts or substantial increase in the severity of previously identified significant impacts would occur as a result of this project and that a subsequent EIR was not required to address the potential environmental impacts of the current project since they were found to have been adequately analyzed in the 1991 EIR.
